How to get a real estate license in Florida

Real estate is an exciting and rewarding career that allows you to meet new people, tour, and stage houses, analyze markets, match people up with their dream homes, and guide them through what in many cases is the most important financial investment they’ll ever make. If you want to become a real estate agent in Florida, you have to have obtained an active real estate license from the Florida Department of Business and Professional Regulation (DBPR), and there are a number of concrete steps you can follow to get there.

General requirements for obtaining a Florida real estate license

  • Be 18 years of age minimum
  • Have a high school diploma or equivalent
  • Have a US Social Security number
  • Have completed 63 hours of approved pre-licensing instruction in the previous 2 years
  • Have passed the Florida sales associate exam
  • Have paid the $89 fee and been fingerprinted
  • Have submitted the application to DBPR

Course requirements for Florida real estate agents

People interested in becoming a real estate agent in the state of Florida must successfully complete the 63-hour Sales Associate Pre-Licensing Course (FREC Course 1) from an approved school or provider. In addition to several classroom courses available throughout the state, a number of online courses are available as well.

Upon completion of all the course content and meeting the minimum time requirements, it’s time to submit the Sale Associate License Application to the Florida DBPR, and once they process and accept your application, they will notify you that you’re eligible to sit for the exam.

The final exam, which is conducted by Pearson Vue, is made up of 100 questions and the minimum passing score needed to obtain a real estate license is 75%.

Activating your Florida real estate license and keeping it current

Once your course requirements are dealt with, you can activate your Florida real estate license using the Become Active – Sales Associate or Broker Sales Associate form, or else have your employing broker activate your new license for you by using their convenient online account.

Before your initial sales associate license expires for the first time, it’s necessary to complete a Florida Real Estate Commission (FREC)-approved, 45-hour post-licensing course as well. It’s worth noting that this is necessary even if your license is inactive.
